Buy-to-let properties benefit from the "wow factor"

Homeowners are being advised to give their rental properties the "wow factor" to get higher premiums and easier lettings.

Design consultancy At Home has urged buy-to-let homeowners to make their properties extra special in order to attract more tenants.

Hugh Jamieson, BIDA member and senior designer at At Home, says that a property not only needs to be "clean and tidy" but also have something specialise to offer tenants in today's competitive market.

He advises that individuals keep their homes stylish and up to date but also fairly simple and not too outlandish.

Mr Jamieson said: "If you do have some wow factor and you can make it extra nice and extra special, then you are likely to get a higher premium and it will certainly rent out much quicker."

According to the rentright.co.uk, the average rental cost of a property in the UK in February 2008 was £608. This figure increased significantly in the London area, however, with prices averaging £1,202.
